A house in Miraflores where you can actually sleep

Casa Águila y Cóndor is not a hotel and not a party hostel. It is a real house with eight rooms, a covered rooftop terrace and a kitchen everyone uses. We host backpackers from all over the world, Peruvian families, groups, sports teams and students who need a good night's sleep at a fair price.

The house

What Casa Águila y Cóndor is

Casa Águila y Cóndor is a guesthouse run as a hostel at Calle Salaverry 190, Miraflores, Lima. It occupies an old three-storey house: eight rooms across two floors, a covered terrace on the roof, a fully equipped shared kitchen and a lounge where people actually sit and talk. Total capacity is around 30 people.

We sell single beds in shared dorms, whole private rooms, and the entire house when a large group comes through. The name comes from the Andean prophecy of the Eagle and the Condor: north and south at the same table. That is literally what happens on the terrace most nights.

What makes us different from most hostels in Miraflores is simple: people sleep here. No parties, no alcohol inside the house, and quiet hours from 11pm to 7am. That is why families, sports teams, students and travellers who outgrew bad sleep choose us.

School and university trips

A house with no alcohol, no parties and enforced quiet hours is exactly what a school and the parents need to hear. Teachers get private rooms on the same floor as the students, and full exclusivity lets you control access.

Long stays

Students, interns and remote workers

If you are coming to Lima for an exchange, an internship, a postgrad programme or a few months of remote work, a hotel is far too expensive and a rental demands a guarantor, a contract and furniture. This is the middle ground: a house in Miraflores with a kitchen, WiFi and cleaning, and weekly and monthly rates.

  • Weekly rate from 7 nights, monthly rate from one month
  • Water, electricity, internet and cleaning included
  • No contract, no guarantor, no deposit
  • Shared kitchen open 7am to 10pm
  • WiFi rated 8.6 by guests, reaches the terrace
  • Student discount with proof of exchange, internship or programme

No alcohol inside the house

No alcohol is consumed anywhere in the house, at any hour. That includes rooms, kitchen, dining room, lounge and terrace.

No illicit substances

Strictly forbidden anywhere on the premises. Grounds for immediate departure with no refund.

Quiet hours 11pm to 7am

Eight hours of guaranteed silence across the whole house. It is the rule returning guests thank us for most.

FAQ

Questions we get a lot

How many people can stay at Casa Águila y Cóndor?

Up to 30 people across eight rooms on two floors. Four rooms are shared dorms with bunk beds (four and six beds) and four are private rooms rented whole. Large groups can book a whole floor or the entire house with full exclusivity.

How much is a dorm bed per night?

A bed in a shared dorm starts at S/ 40 per person per night, roughly US$ 11. Private rooms with a shared bathroom start at S/ 110 per room and the family room with a private bathroom at S/ 130. Prices are indicative and vary with season, length of stay and occupancy.

Is it a party hostel?

No, deliberately so. No parties, no alcohol consumed inside the house, no illicit substances, and quiet hours from 11pm to 7am. We say it openly because it is exactly why families, sports teams, students and travellers who need to sleep choose us.

Is there a kitchen guests can use?

Yes. A fully equipped shared kitchen with fridge, gas stove, utensils and a dining room, open 7am to 10pm. It is one of the main reasons the house works so well for long stays and for groups.

Is the neighbourhood safe?

We are in Miraflores, one of the safest and most touristic districts of Lima, on a quiet residential street 150 m from the Carlos Tenaud bus stop. Guests score the location 8.8 out of 10 and several reviews mention explicitly that walking at night is fine. As in any large city, use a ride-hailing app rather than a street taxi.

Do you speak English?

Yes. The house is used to receiving Peruvian and international guests every day, and we handle bookings and questions in both Spanish and English.

Do you accept pets?

Yes, pets are allowed and a supplement may apply. Let us know the animal and its size before booking so we can assign a suitable room.
